2.1 项目概况：郑州市郑东新区宁馨苑小区物业管理服务项目总占地面积 117.49亩，总建筑面积（地上）133393.28平方米。住宅建筑面积112740.62平方米，商业建筑面积3103.48平方米，社区用房（南大门）240平方米，物业用房（8#楼5个储藏室）78.45平方米，车库数（地上）604个车库，车位数（地上）370个停车位，绿化率30%，绿化面积30236平方米，总住户数为842户，楼宇数量24栋。

2.2 招标范围：公共区域清洁卫生服务；秩序维护服务；绿化养护服务；共用部位、共用设施设备日常运行、保养、维修、服务等物业管理服务。

2.3 服务地点：招标人指定地点。

2.4 质量要求：满足招标人合同需求。

2.5 服务周期：暂定一年。

3. 投标人资格要求

3.1 具有独立法人资格、资信良好；

3.2 物业项目经理及管理人员具有相关岗位证书；

3.3 具有良好的商业信誉和健全的财务会计制度（2017年财务审计报告，成立不足一年的从成立之日算起）；

3.4 有依法缴纳税收和社会保障资金的良好记录（2018年1月以来连续六个月缴纳社保和纳税凭证）。

3.5 具有履行合同所必需的设备和专业技术能力（提供类似项目业绩合同）；

3.6 投标人须提供通过“信用中国”网站（点击登录后可查阅）和中国政府采购网（点击登录后可查阅）等渠道查询企业信用记录的网页打印件，并加盖投标人公章，列入失信被执行人、重大税收违法案件当事人名单、政府采购严重违法失信行为记录名单的投标人，不得参加本项目的投标；
